THE LOFTS ON THE FIRST FLOOR OF LOODS 23 ARE RESERVED FOR NEW ECONOMY AND CREATIVE BUSINESSES.
The first floor of LOODS 23 is limited to office use and service type businesses. The offering plan does not allow for residential use. All lofts on the first floor will have a whopping >18 ft. ceilings. Parallel to the canal's beautiful steel trusses, crossing the units, supporting the second floor. Back in 1880 -1890 the use of these steel trusses was considered very innovative. The trusses of LOODS 23 were used at the World Exibition in Antwerp in 1885. Subsequently they were recycled for use at the Avant-Port (Voorhaven) in Ghent.
Every first floor loft will have a majestic window of 18 ft. high by 24 ft. wide. The lofts at the corner will have windows on half of their sides. These large windows will allow for ample natural light in the units and for staggering views on the old harbor. The access to the first floor lofts will be directly from the public domain surrounding LOODS 23. It is an explicit choice of LOCUS DEVELOPMENTS to minimize common areas in our buildings.
The lofts on the first floor can be assembled into bigger units. We will only build the highly performing acoustical and thermal insulated separation walls after units are sold.
For these business units we will provide a common floor heating system in a polished concrete slab that is well insulated from the underground car parking below. In the concrete slab we will also provide floor canals for electric and data wiring, following your personal needs. These canals can be accessed by drilling from above. This system was repeatedly applied in LOODS 22 to great satisfaction of our buyers.
