Loods 23


WE ARE CURRENTLY CONVERTING THE LANDMARK BUILDING LOODS 23 (pronounce loads 23). THE SECOND AND THIRD FLOOR WILL BE TRANSFORMED INTO 23 DUPLEX LOFTS. THE FIRST FLOOR WILL HOUSE A MAXIMUM OF 18 CREATIVE ENTERPRISES. UNDERNEATH THE EXISTING LOODS 23 WE WILL BUILD A NEW PARKING LOT WITH SPACE FOR ABOUT 100 CARS.

 

The LOODS 23 conversion project is very similar to the one we completed in neighboring LOODS 22. On the second and third floor we will build duplex lofts. These lofts will have ceiling heights reaching up to 25 ft. in heighth, allowing more than enough space for a significant duplex on the 3rd floor, according to your own wish and design. There will be a central entrance with elevator and staircase that is accessed via Voorhavenlaan.

 

Unlike LOODS 22 with a first floor level of about 4 ft., the first floor of LOODS 23 is on the same level as the surrounding terrain, resulting in a whopping 18 ft. ceiling height. The first floor will have a maximum of 18 lofts for business use. By attracting more creative and innovative businesses, we seek to increase new economic development, and to make the historic Avant-Port a thriving neighborhood. 

 

The underground car parking spaces that we will build under LOODS 23 will be on offer to the owners of both LOODS 22 and 23 for their own use and for their visitors. Car parking spaces are for sale and for rent. Our mission is to make maximal use of the limited amount of spaces, so that we get as many cars as possible off of the street. We are considering installing an app driven parking system that allows third parties to use your car parking space under payment when you don't need it. There will be no individual garage boxes available, as these were refused by the City of Ghent in the building permit. In the central corridor of the car parking we will build a total of 23 storage units that are for sale separately.

 

In LOODS 23 you live and / or work in a historic building of great value. LOODS 23 received Listed Monument status in 1996, together with more than 13 other buildings and structures in the area. "Voorhaven (Avant-Port) and Tolhuis" is the largest historic district of the city of Ghent.
